Article IV, Sec. 27-106, 27-11011 standards

The special flood hazard areas are those areas identified as Zone A, AE, AH, AO, A99, VE, V, or X (Shaded) on the FIRM... New construction ... shall have the lowest floor elevated to or above the base flood level plus eighteen (18) inches.

Sec. 27-11 standards

Accessory apartment means a second dwelling unit either in or added to an existing single-family detached dwelling, or in a separate accessory structure on the same lot as the principal dwelling, for use as a complete, independent living facility with provision within the accessory apartment for cooking, eating, sanitation and sleeping. Such a dwelling is an accessory use to the principal dwelling and shall conform with all use, setback and other requirements of this chapter.

Sec. 27-106(a)(1)b11 standards

The placement of manufactured homes (mobile homes) is prohibited, except in an existing manufactured home (mobile home) park or subdivision.

Sec. 27-106(a)(4)1 standards

In this area, no emergency service, medical service, or governmental records storage shall be allowed except by special exception using the variance process.

Sec. 27-106, 27-1071 standards

The special flood hazard districts are those areas within the jurisdiction of the Town of Culpeper identified as special flood hazard areas (SFHA) on the flood insurance rate map (FIRM) and flood insurance study (FIS) prepared by the Federal Emergency Management Agency (FEMA) and provided to the Town of Culpeper. These areas are designated as the Floodplain District (FP) and are overlay districts.

Sec. 27-108(a)1 standards

All uses, activities, and development occurring within any floodplain district, including placement of manufactured homes, shall be undertaken only upon the issuance of a permit.

Sec. 27-1099 standards

New construction and substantial improvements shall be built according to this article and the VA USBC, and anchored to prevent flotation, collapse, or lateral movement of the structure.

Sec. 27-11013 standards

New construction or substantial improvement of any residential structure (including manufactured homes) in zones A1-30, AE, and A with detailed base flood elevations shall have the lowest floor, including basement, elevated to or above the base flood level plus eighteen (18) inches.

Sec. 27-1114 standards

All subdivision proposals shall be consistent with the need to minimize flood damage; All subdivision proposals shall have public utilities and facilities such as sewer, gas, electrical and water systems located and constructed to minimize flood damage; All subdivision proposals shall have adequate drainage provided to reduce exposure to flood hazards

Any structure or use of a structure or premises must be brought into conformity with these provisions when it is changed, repaired, or improved unless one (1) of the following exceptions is established before the change is made
