Except where lot abuts an 'R' district, no structure shall be erected or maintained within thirty (30) feet of the boundary line of any 'R' district.

Buildings may be erected up to four (4) stories. For structures permitted above the height limit, see article XI of this chapter. A minimum side yard of eight (8) feet shall be maintained; except where lot abuts an 'R' district, no structure shall be erected or maintained within thirty (30) feet of the boundary line of any 'R' district. There shall be a rear yard of not less than ten (10) percent of the depth of the lot, but such rear yard need not exceed ten (10) feet in depth; except where lot abuts an 'R' district, no structure shall be erected or maintained within thirty (30) feet of the boundary line of an 'R' district.
