Design

  • Architectural compatibility

    Any structure erected, reconstructed, altered, or restored shall be architecturally compatible with the historic structures in the district.

  • Design guidelines

    The permit issuing authority shall utilize the Secretary of Interior's Standards for Rehabilitation and Guidelines for Rehabilitating Historic Buildings, 1997, and the Culpeper Historic District Handbook and Design Guidelines.

Other

  • Property owner rights regarding demolition

    Owner of historic structure denied demolition may raze or demolish as a matter of right if application filed within one year and bona fide offer to sell submitted.

  • Exemptions from review

    Exemptions include signs, color of structures from approved color chart, banner signs on public infrastructure, construction not visible from street within 600 feet at 4 feet height, interior work, and ordinary repair and maintenance.

  • Residential living unit conditions

    Residential dwelling units shall not be permitted on the ground level of buildings originally designed for nonresidential use; building use plan required; parking per Article VIII; certificate of occupancy required.

  • Submission requirements

    Submission materials include scaled drawings, facade elevations, samples of materials, scope of work, specifications and details, and context drawings.

  • Protection of historically significant features

    Historically significant architectural features, including engraved stonework or inscriptions, shall not be covered by signage unless a certificate of appropriateness has been approved.
