General provisions

330 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.

Sec. 78-51.27 standards

Buildings shall be limited to four stories. There shall be a minimum 60-foot building setback from any existing property zoned for single family residential. A minimum of 15 percent of the gross land area shall be set aside as publicly accessible park or playground.

Sec. 78-51.218 standards

The intent of the PD-TRG1 district is to implement the recommendations of the transit related growth area identified in the TRG small area plan.

Sec. 78-51.32 standards

Specified uses may only be permitted in the PD-TRG2 district when rezoning from a PD-B district and located more than 200 feet from any parcel improved with or zoned for single family detached residential land uses.

Sec. 78-60.1

In the event of an express conflict between the standards governing an underlying zoning district and those of one or more overlay districts, the provisions that are more restrictive in protecting the public health and safety shall apply.

Uses not specifically allowed are prohibited. Donation drop-off boxes are prohibited. Residential occupancy not allowed in accessory structures except ADUs. Unauthorized dwelling units prohibited. Small scale alcohol production not permitted as home-based business. Outdoor storage prohibited.

Sec. 78-70.21 standards

Any principal use allowed or permitted by right in this table is permitted by special exception in the Floodplain Overlay District, subject to section 78-60.2.

Accessory dwelling units are permitted as accessory uses subject to additional standards as listed in section 78-80.4(a).

Home-based businesses, including childcare in the home, are permitted as accessory uses. Bed and breakfast establishments are permitted as accessory uses. Accessory dwelling units are permitted as accessory uses. Childcare centers, daycare centers or preschools operated in connection with an employment use... constitute an accessory use. Outdoor eating areas are permitted as an accessory to an eating establishment.
