General provisions

85 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.

Sec 70-567B, 70-567D, 70-567F8 standards

Public water and wastewater services shall be required for all development in a PDM district. Maximum gross residential density shall not exceed 12 du/ac.

Sec 70-567D, 70-567F5 standards

Maximum height: forty-five (45) feet. Public water and wastewater services shall be required for all development. Maximum gross residential density shall not exceed twelve (12) dwelling units per acre.

Sec 70-570 through 70-5905 standards

The various special flood hazard districts shall include the SFHAs. The basis for the delineation of these districts shall be the FIS and the FIRM for Orange County prepared by the Federal Emergency Management Agency, Federal Insurance Administration, dated May 17, 2022.

Sec 70-5711 standards

These provisions shall apply to all privately and publicly owned lands within the jurisdiction of Orange County and identified as areas of special flood hazard.

Sec 70-5813 standards

Sec 70-586(a)2 standards

Within any floodway area, no encroachments, including fill, new construction, substantial improvements, or other development shall be permitted unless it has been demonstrated through hydrologic and hydraulic analysis performed in accordance with standard engineering practice that the proposed encroachment will not result in any increase in flood levels within the County during the occurrence of the base flood discharge.

Sec 70-586(b)1 standards

Until a regulatory floodway is designated, no new construction, substantial improvements, or other development (including fill) shall be permitted within the areas of special flood hazard, designated as Zones A1-30 or AE on the FIRM, unless it is demonstrated that the cumulative effect of the proposed development, when combined with all other existing and anticipated development, will not increase the water surface elevation of the base flood more than one foot at any point within the County of Orange.

Sec 70-586(c)2 standards

The Approximated Floodplain District shall be that floodplain area for which no detailed flood profiles or elevations are provided, but where a one percent annual chance floodplain boundary has been approximated. ... When such base flood elevation data is utilized, the lowest floor shall be elevated to or above the base flood level plus eighteen (18) inches.

Sec 70-586(d)1 standards

In this area no emergency service, medical service, or governmental records storage shall be allowed except by special exception using the variance process.

Sec 70-589 through 70-59323 standards

New construction and substantial improvements shall be built according to this division and the Virginia Uniform Statewide Building Code, and anchored to prevent flotation, collapse, or lateral movement.

Sec 70-589 to 70-5938 standards

Sec 70-596B

In the technology district, land may be used for the following uses, and any accessory use that is customarily incidental to such uses: Technology college, university, or technical school.

Sec 70-596B, 70-596C, 70-596E, 70-596G15 standards

In the technology district, structures shall be 85 feet or less in height. Maximum impervious coverage: 70%.

Sec 70-596C through 70-596G16 standards

In the technology district, structures shall be 85 feet or less in height. A height above 85 feet can be increased to a maximum height of 100 feet provided the building is setback an additional five feet for every foot in building height above 85 feet.

Sec 70-6011 standards

all unincorporated areas of the county located beneath the approach surfaces, transitional surfaces, horizontal surfaces and conical surfaces as they apply to the county airport and the Gordonsville Municipal Airport shall be subject to the provisions of the Orange County, Virginia, Airport Zoning Ordinance

Sec 70-6212 standards

Sec 70-6222 standards

Truck trailers, boxcars or similar constructions shall be permitted for residential, commercial or industrial occupancy only by special use permit. Occupancy of a recreational vehicle for more than 30 days shall be permitted only in a campground authorized by a special use permit.

Sec 70-6247 standards

Lighting intensity shall not exceed 0.5 foot-candle at the property line(s)... maximum height of a luminaire installed for residential development shall be twenty (20) feet, and twenty-five (25) feet for all other development... Horizontal illumination shall not exceed twelve (12) foot-candles at the perimeter of the canopy.
