In the planned residential district, the minimum site area for a planned residential community shall be 30 acres. At least one-third of the total area shall be owned by the property owners' association and reserved for recreation and open space. For any property zoned R-3 as of Jan 1, 1990, min lot area 10,000 sqft, frontage 60 ft, setbacks 35 ft front, 8 ft side, 25 ft rear.
