Chapter 18.40, Sections 18.40.010, 18.40.0402 standards

Permitted Uses: Restaurant, Motel, Service station; Uses allowed with zoning permit: one single family dwelling; Total buildings area to lot area ratio permitted: Forty percent, maximum

Chapter 18.42, Sections 18.42.010-18.42.0406 standards

Land use regulations: Permitted uses include light industrial, general commercial, customer service, communication tower, motel, office, emergency shelter. Uses allowed with zoning permit: one single family dwelling, etc. Uses allowed with conditional use permit: restricted retail, etc. Lot dimension: lot length to width ratio max 4:1 for industrial, 3:1 for other; dwelling floor area to lot area ratio max 20%; total building area to lot area ratio max 90% for industrial.

Chapter 18.434 standards

MIN—Mixed Use Industrial Neighborhood District regulations. Permitted uses include retail, customer service, limited light industrial, professional offices, and one single-family dwelling in combination with commercial/industrial establishment. Lot length to width ratio max 4:1; floor area to lot area ratio max 100%; max 3 employees; max industrial structure 5,000 sq ft.

Chapter 18.44, Sections 18.44.010 and 18.44.0407 standards

Land use regulations: Permitted uses include heavy industrial, light industrial, general commercial, transit mix, concrete manufacture, and communication towers atop existing structures with ≤20 ft increase. Uses with zoning permit include one single family dwelling, communication towers up to 40 ft (60 ft with colocation), mini storage. Conditional uses include retail, airports, cemeteries, labs, outdoor theaters, junkyards, solar farms. Lot dimension regulations: lot length to width ratio max 4:1 industrial, 3:1 other; dwelling floor area to lot area ratio max 20%; total building area to lot area ratio max 90% industrial.

Chapter 18.46, Sections 18.46.010-18.46.0402 standards

Quarrying, mining, and drilling except surface mining; ... Dwellings and commercial uses are not permitted in this district. Total buildings area to lot area ratio permitted: Twenty percent, maximum.

Chapter 18.50, Sections 18.50.010 and 18.50.0402 standards

Permitted uses include agriculture, golf course, riding academy; one single family dwelling per farm with zoning permit; conditional uses include commercial recreation, airports, solar farms. Dwelling floor area to lot area ratio max 10%.

Chapter 18.694 standards

The purpose of the village core overlay zone is to provide regulations that will allow for greater variety of uses, flexibility in site planning and development regulations, and intensity of land use than is generally permitted in other county-wide zones.

Chapter 18.76

The overlayed zoning districts shall include those regions of Madera County wherein certain additional land uses are permitted but which, for one or more reasons, do not fit well into the general system or arrangement of zoning district boundaries or zoning district regulations of this title.

Chapter 18.784 standards

Land use regulations: Any use permitted in the underlying zoning district except uses creating interference, glare, etc. Structure height limited by approach, transition, horizontal, and conical spaces.

Chapter 18.81, Sections 18.81.010-18.81.0506 standards

A second single family residence shall be allowed on lots of one acre or larger subject to conditions... Two parking spaces minimum per dwelling.

Chapter 18.856 standards

Chapter 18.867 standards

The existing lawful use of a building, mobilehome, structure or premises at the time of the enactment of this title or any amendment thereto may be continued, although such use does not conform to the provisions of this title for the zoning district in which it is located, but such nonconforming use shall not be altered, changed in use or occupation, increased or otherwise expanded except by conditional use permit.

Chapter 18.9013 standards

No signs shall be erected within the unincorporated regions of Madera County except as expressly permitted by this chapter. No off-premises sign shall be erected without the prior issuance of a zoning permit pursuant to Chapter 18.104.

Chapter 18.91, Section 18.91.010(E)65 standards

This chapter (overlay zone) shall apply to the exact area of the Oakhurst/Ahwahnee general plan boundary.

Chapter 18.92 - Conditional Use Permits7 standards

Any conditional use shall conform to the structure location regulations, the structure height regulations, the lot dimension regulations, and any other specific regulations of the zoning district in which it is located. (18.92.040)

All parcels within a one-half-mile radius will be divided into quadrants or corners of the interchange. Each corner of each interchange shall be allowed one freeway sign.

Ord. No. 669, § 4 (Exh. B)1 standards

Supportive housing shall be considered a residential use of property, and shall be subject only to those restrictions that apply to other residential dwellings of the same type in the same zone. Allowed in all zone districts that permit residential units.
