• Conformance to districtZoning districtA mapped area with one set of rules, identified by a code like R-1 or B-2. regulations

  Any conditional use shall conform to the structure location regulations, the structure height regulations, the lot dimension regulations, and any other specific regulations of the zoning district in which it is located. (18.92.040)

• Required findings for approval

  An application for a conditional use permit may be approved only if the decision maker makes findings that the proposed use will not violate the spirit or intent of the ordinance, will not be contrary to public health/safety/welfare, will not be hazardous/harmful/noxious/offensive/nuisance, and will not cause substantial effect on property values. • Major amendment threshold10 pct

  A major amendment to the conditional use permit would be a ten percent increase in size of the facility or conditions of approval and would require approval of the decision makers. (18.92.055)

• Maximum time extensions3 years

  The maximum number of extensions will not exceed an additional total of three years. (18.92.060)

• Non-use revocation period2 years

  If a conditional use permit has been approved but the use has not commenced within two years of approval, the department shall notify the applicant... (18.92.060)
