Signage

• Billboards prohibitedProhibitedNot allowed in the district at all, short of rezoning or a variance.

  No new billboards are permitted within corridor areas.

• Universal elements of freeway sign

  Each freeway sign shall include: blue 'swish' cap, plank design with 12-inch spacing, planks 6-8 ft vertical dimension, plank width 26 ft, County logo anchor, colors per exhibit, pan channel letter signage, canister signage case by case, fuel price signage canister, interior-illuminated, tex-coat finishes.

• Freeway sign location150 ft

  A highway/freeway-oriented sign must be located no farther than 150 feet from a freeway right-of-way, and only on a property that is immediately adjacent to and abutting a freeway right-of-way or separated from a freeway right-of-way by only a public frontage road, a railroad right-of-way, a public flood control channel, or public utility easements.

• Freeway sign per quadrant

  Each corner of each interchange shall be allowed one freeway sign. Businesses within the Quadrant shall be considered on-premise tenants.

• Prohibition on general advertising

  Highway/freeway-oriented signs may not be used for general advertising for hire.

  All freeway-oriented signs that do not comply with the applicable standards shall require approval of a variance by the planning commission provided that the commission can make findings: (i) necessary because conforming signage would not be visible to travelling public for a distance on the freeway of one-third mile (1,760 ft) preceding the freeway exit or line-of-sight distance of two-thirds mile (3,520 ft), whichever is less; (ii) will not interfere with driving public's view of significant feature.

• Maintenance and sign plan

  The property owner where the freeway sign is located shall be responsible to maintain the freeway sign in a clean, attractive, structurally sound and electrically safe fashion. All signs must be consistent with the sign criteria. The property owner shall provide a sign plan for the signs that includes the sign space available in a consistent manner where all tenants have fair access to sign space at a fair market rate.

• Master sign plan required

  A master sign plan is required for projects with more than one building or parcel.

• Non-compliance

  If at any time, the tenant does not keep the lease agreement in good standing, the property owner may, at his/her discretion and at the tenant's expense, after proper notice, replace or remove any sign that is installed without the property owner's consent, or that is not executed in conformance with the approved submission.

• Preferred sign types

  Monument-type signs are the preferred alternative for business identification whenever possible. Where several tenants occupy the same site, individual wall mounted signs are appropriate in combination with a monument sign identifying the development and address.

  Animated, moving, or rotating parts; attached or painted on vehicles on private property; with sounds; signs that limit the effectiveness or imitate traffic signs; balloons and inflatables; neon lighting; glare or lighting that impairs vision of drivers; banners or flags other than for temporary purposes, including events.

  Such sign shall be setback from a residential zone a distance that is equal to or exceeds the height of the sign, whichever is greater, and setback at least 5 feet from any other interior lot line.

  Such sign shall be setback at least 150 feet from any lot line adjoining a street or roadway other than a freeway or public frontage road.

• Signage allowed for each establishment

  Each establishment in a nonresidential or mixed-use zone may have at least one wall sign for each frontage, one window or door sign for each entrance, one shingle or under canopy sign, and one monument sign subject to compliance. If there is a monument sign that advertises for multiple uses, individual pole signs are not allowed.

• Signing concept

  Every structure and commercial complex should be designed with a precise concept for adequate signing. Provisions for sign placement, sign scale in relationship with the building, and sign readability should be considered. All signing should be highly compatible with the building and site design relative to color, material, and placement.

• Tenant responsibilities

  The tenant shall be responsible for the design, fabrication, and installation of the tenant signage on the freeway sign. The tenant shall keep any lease arrangement with the landlord in good standing for the entire period signage is installed. Such signage shall be removed promptly upon termination of the lease.

• Zone classification sign standards

  Agricultural and Residential zones: Not Allowed for freestanding, monument, pylon, and freeway/highway signs.
