For all non-residential uses with a gross floor area of 25,000 square feet or greater, a Conditional Use Permit shall be required. For mixed-use and non-residential projects, parkway length shall be no less than 30 percent of street frontage. For residential-only projects, parkway length shall be no less than 60 percent of street frontage. Street trees shall be planted at a spacing of one per 30 feet.
