Lighting

  • Exterior lighting shielding

    Exterior lighting shall be properly shielded to avoid glare and the spill of light to surrounding areas.

  • Basement restrictions

    Basements shall not extend beyond the footprint of the first floor, shall not be constructed underneath accessory structures, shall be limited to one level, and shall have an interior height not exceeding nine feet.

  • Driveway width15 ft

    The minimum and maximum graded and paved width of a driveway serving a dwelling unit shall be 15 feet for one unit and 20 feet for two or more units.

  • Maximum driveway grade15 pct

    The finished grade of a driveway shall not exceed an average grade of 15 percent, or 20 percent at any point.

  • The maximum gross floor area ratio (FAR) shall be as follows, except as modified by Subsections A.2 through A.6. For lots under 10,000 sqft, FAR = 0.30 + 500 sqft. For lots over 10,000 sqft, portions with 50% slope are deducted. For average slope >15%, FAR is further reduced by F = (B)(1 - ((C - 0.15)/2)).

  • Minimum distance below ridge or knoll30 ft

    The topmost point of a proposed structure and all site grading shall be at least 30 feet below the top of the nearest ridge or knoll.

  • For lots over 10,000 square feet, if the resulting maximum allowable gross floor area is less than 3,000 square feet, a maximum allowable gross floor area of 3,000 square feet shall be allowed.

  • Sewer connection required

    All development in the hillside districts shall meet the requirements of the Public Works Department and Building Division with regard to connections to the public sewer system.

  • Silhouette restriction

    No part of a proposed structure shall appear silhouetted against the sky above the nearest ridge when viewed from a public street or park.

  • Trash receptacle screening

    All trash receptacles shall be screened from view from the public right-of-way.

Parking

  • Guest parking space dimensions

    Each guest parking space shall be a minimum of 8.5 feet wide by 18 feet long.

  • A minimum of four guest parking spaces shall be provided on a site fronting on a street where parking is prohibited on both sides of the street at the site.

  • Guest parking spaces when on-street parking allowed2 spaces

    A minimum of two guest parking spaces shall be provided on a site fronting a street where on-street parking is allowed.
