Density

Residential development may be allowed up to 50 percent of the density permitted in the zoning ordinance for the zone.

Environmental
- Best management practices plan required
Prior to submittal of any subdivision, site plan, or zoning permit, a best management practices plan must be submitted. The first 0.5 inch of rainfall for all impervious surfaces shall be treated by an approved BMP.
- Watershed buffer areas
Buffer areas established around watercourses as classified on the watershed protection overlay district map. No development, impervious surface, or land disturbance allowed in buffers except for streets/utilities, water quality preservation, parks/recreation, nuisance prevention, or to prevent regulatory taking.

Any development which would permit 3 or more additional development units shall file an environmental impact assessment (EIA).
