Floodplain

No variance shall be granted for an accessory structure exceeding six hundred (600) square feet.
- Floodway encroachment
Within any floodway area, no encroachments, including fill, new construction, substantial improvements, or other development shall be permitted unless it has been demonstrated through hydrologic and hydraulic analysis performed in accordance with standard engineering practice that the proposed encroachment will not result in any increase in flood levels within the community during the occurrence of the base flood discharge.

Manufactured homes shall be anchored to prevent flotation, collapse, or lateral movement, and shall be elevated so that the lowest floor is at or above the base flood elevation.

The board of zoning appeals shall notify the applicant for a variance, in writing that the issuance of a variance to construct a structure below the one (1) percent chance flood elevation (a) increases the risks to life and property and (b) will result in increased premium rates for flood insurance.

Variances shall not be issued where the variance would result in increased flood heights, additional threats to public safety, extraordinary public expense, create nuisances, cause fraud on or victimization of the public, or conflict with existing local laws or ordinances.
