General provisions

Article 287 standards

No building shall exceed either two (2) stories in height or thirty (30) feet in height.

Article 2913 standards

Residential development projects of twenty (20) units or more are required to construct affordable units on site per Section 29.4.

Article 30, Section 30.10

No building permit shall be issued ... unless every parking space required by this Article has direct and immediate access from the lot ... to a dedicated public right-of-way.

Article 30, Section 30.11

Any dedicated right-of-way which has been surfaced with asphalt, concrete, or similar surfacing and improved with sidewalks, curbs, and gutters for at least half its dedicated width ... shall be deemed to be improved to minimum standard City specifications.

Article 30, Section 30.12

Nothing in this article shall be construed to prevent the joint use of off-street parking for two (2) or more buildings or uses on the same parcel of land if the total of such spaces, when used together, is not less than the sum of the requirements.

Article 30, Section 30.13

Requirements for off-street parking space and off-street loading space shall be a continuing obligation of the owner of the land on which any structure is located so long as the structure is in existence.

Article 30, Section 30.14

An applicant for a building permit shall submit and obtain approval of plans showing that the provisions of this article will be complied with.

Article 30, Section 30.15

When the determination of the number of required off-street parking spaces results in a requirement for a fractional space, any fraction shall require one (1) off-street parking space.

Article 30, Section 30.162 standards

Required off-street parking facilities shall be on the same lot or on an immediately adjacent parcel of land as the structure or use they are intended to serve.

Article 30, Section 30.17

The off-street parking requirements contained herein may be reduced or eliminated by the Zoning Administrator for any building or use located in a parking assessment district.

Story: That portion of a building included between the surface of any floor and the surface of the floor next above it... If a basement is more than six (6) feet above finished grade or natural grade (whichever is lower), such basement shall be considered a story.
