Design

  • Architectural elements

    New primary structures shall include at least one of: terrace, forecourt, backcourt, arcade, gallery. Terraces/forecourts/backcourts shall dedicate at least 50% of area to landscape. Arcade/gallery colonnades shall not screen more than 25% of ground floor façade.

  • Articulation

    Building façades shall be differentiated with variations in rooflines, window groupings, and applied elements.

  • Entrances

    A pedestrian-accessible entrance shall be required facing a public sidewalk. Shop front entrances shall be recessed with door, transom lights, sidelights.

  • Façade composition

    One-story buildings shall consist of a building top and base; multi-story buildings shall consist of top, middle, and base.

  • Ground floor design elements

    Any exterior building modification shall include at least one of: trellis/pergola, exterior furniture (benches, bicycle racks, tables with chairs).

  • Roof requirements

    Roof shall have a gable, arc raised center, or if flat, molding that crowns the building. Roof-mounted equipment shall be screened.

  • Wall openings

    Upper stories shall have window to wall area proportion less than ground floor. Solid roll-up security gates prohibited.

  • Wall surface

    Walls shall have same trim and finish as front façade if located 30 ft or more from side/rear lot line. Durable materials required, cinder block prohibited.

  • Windows60 pct

    At least 60% of total width and 40% of total area of ground floor façade shall be devoted to windows. Bottom of window no more than 3 ft above sidewalk. Not more than 10% mirrored or densely tinted glass.

Other

  • Corner visibility42 in

    Front corner area shall be kept free of obstructions higher than 42 inches above grade. Triangle sides 30 ft each.

  • Minimum setbacks from highways or streets for new structures and additions to structures shall be as per table. First 10 feet of setback area shall be landscaped.

  • New restaurants or additions >2,500 sq ft require minor conditional use permit.

  • Parking lot landscaping5 pct

    Parking lots with 20 or more spaces shall have a minimum of five percent landscaping, including one 15-gallon tree per 100 sq ft of landscaped area.

  • Buffer from residential zones

    Structures <=15 ft height shall have min 3 ft setback from residential property line. Over 15 ft, add 1 ft per foot of height over 15 ft.

Parking

  • Compact parking20 pct

    Maximum 20% of required parking spaces may be compact.

Buildings and structures shall not cumulatively occupy more than 80 percent of the net area of a lot. A minimum of 20 percent of the net area shall be landscaped.
