  • Air intake and exhaust systems or other mechanical equipment that generate noise, smoke, or odors shall not be located on or within 10 feet from the frontage of buildings.

  • Graffiti removal time72 hours

    All structures, walls, and fences that are publicly visible shall be maintained free of graffiti. Property owner shall remove graffiti within 72 hours of receiving written notice.

  • Landscaped buffer for non-residential abutting residential5 feet

    A landscaped buffer strip at least five feet wide; one 15-gallon tree for every 50 square feet of buffer; solid masonry wall 6-8 feet high along common lot line.

  • Required front yard, excluding driveways and walkways, shall be landscaped with drought tolerant or low water use plants and include on-site irrigation system.

  • Rooftop equipment screening

    Rooftop equipment shall be screened by a parapet or other architectural features that integrate with the design of the building.

  • School parking1 space per staff member

    One parking space per staff member shall be provided in addition to on-site parking spaces required by Section 22.112.070.

  • School traffic impact analysis

    Applications for schools shall be referred to Public Works for review; may require traffic impact analysis and infrastructure improvements.

  • Service area location

    Service entrances, utility boxes, waste disposal areas shall be located adjacent to alleys where the lot abuts one, and away from streets to the greatest extent feasible.

  • Site maintenance

    All exterior areas of the premises, adjoining sidewalks, incidental walkways, and rear alleys shall remain free of garbage, trash, debris, or junk and salvage.
