Where property in a commercial zone is not located in the commercial land use category of the Area Plan, an approved Conditional Use Permit shall be required for any commercial use otherwise permitted in the base zone.

Where property in a commercial zone is not located in the commercial land use category of the Area Plan, an approved Conditional Use Permit shall be required for any commercial use otherwise permitted in the base zone. Additionally, properties in the commercial zones may be used for Event facilities, subject to a Conditional Use Permit. A building or structure in a commercial zone shall not exceed a height of 35 feet above grade.
