Lighting

  • Architectural lighting requirements

    Lighting shall not directly project into the open sky or onto adjacent properties. Blinking, flashing, and oscillating lights are prohibited.

    Lighting fixtures shall be compatible with the architectural style. Lighting shall be provided at intervals adequate for safety, while minimizing light spillage and glare. Freestanding light fixtures placed outside pedestrian and bicycle pathways. Light fixtures shall provide warm light and use energy-efficient technology.

  • Architectural projection clearance above sidewalk8 ft

    Architectural projections, such as canopies, awnings, signs, and balconies, shall clear eight feet above the adjacent sidewalk and may encroach into the pedestrian zone up to a maximum of four feet, provided a minimum six-foot-wide clear and unobstructed path is provided.

  • Awning minimum vertical clearance8 ft

    The minimum vertical clearance between the ground or street level and these encroachments shall be eight feet.

  • In zero setback areas, their projections shall not exceed two-thirds the sidewalk width, subject to the California Building Code. At least two feet of clearance shall be maintained between the encroachment and the street curb line.

  • General landscaping requirements

    All commonly-owned property and landscaped setback areas shall be landscaped and maintained free of weeds, incorporating a mix of trees, shrubs, and ground cover. Drought-tolerant, native, and low-water-use plants encouraged. Permeable surfaces used where feasible.

  • Material continuity around corners4 ft

    Continuity of material around building corners shall extend at least four feet around the corners.

  • Primary entrances along major corridors

    Primary building entrances shall be located along major corridors and corners (South Vermont Avenue, West Carson Street, West Torrance Boulevard, West 223rd Street, and Normandie Avenue).

  • The use of barbed wire, electrified fence, and chain-link fence, in conjunction with any fence, wall, roof, or hedge, shall be prohibited, unless required by any applicable laws or regulations.

  • Security features, such as window grills or spiked gates, shall be prohibited.

  • Residential entrances separate from non-residential

    In mixed-use buildings, entrances to residential units shall use a separate main entrance located on the primary street. Residential uses shall have secured entrance areas that are separate from non-residential uses.

  • Roof access from interior

    Roof access shall be provided from the interior of the building and not through exterior ladders.

  • Rooftop mechanical equipment concealed

    Rooftop mechanical equipment shall be located below the highest vertical element of the building and concealed from public view by use of screens or other enclosures.

  • Minimum travel path width between parking, buildings, and sidewalks4 ft

    A clearly marked and illuminated travel path of at least four feet in width shall be provided between parking areas, buildings, and sidewalks.
