  • Non-residential uses enclosed

    All non-residential uses shall be conducted and located within an enclosed building, except outdoor dining, bicycle sharing station, seasonal outdoor sales, and other allowed outdoor uses.

  • Mechanical equipment concealment

    Mechanical equipment shall be concealed from view from adjacent buildings and the street level by use of landscaping, grills, screens, or other enclosures.

  • Outdoor lighting glare

    Outdoor lighting shall confine glare and reflections to the boundaries of the site. Each light source shall be shielded and directed away from any adjoining properties and public rights-of-way.

  • At the time of installation, the screening shall be at least 30 inches in height, and any walls or fences used shall not exceed 36 inches in height.

  • Parking lot trees6 spaces per tree

    Parking lots with more than 12 parking spaces shall contain a minimum of one 24-inch box canopy shade tree for every six parking spaces.

  • Accessory outdoor dining shall require no additional parking spaces.

  • Change of use parking

    For changes in land use, as long as the gross square footage is the same or less, no new parking or loading spaces are required.

    There shall be no minimum non-residential use parking for a property located within 500 feet from any Metro rail station.

  • Off-site parking distance500 ft

    Required parking for non-residential uses may be provided off-site within 500 feet of the site.
