Lighting

However, if these buildings have frontage on a primary or secondary highway that has average noise levels above 65 dB as measured at the front property line, the minimum percentage of wall area along that frontage devoted to windows may be reduced to 10 percent, if the building includes an internal courtyard to provide light and air into spaces fronting the street.

For buildings with a height less than 35 feet, no minimum setback at the ground floor is required, unless the total width of the sidewalk and parkway is narrower than 10 feet. For buildings with a height greater than 35 feet, a setback of at least five feet at the ground floor shall be provided. No building shall have a setback greater than 10 feet at the ground floor.
