Design

  • Clustering of structures required

    Clustering of structures and lots shall be required to site new construction in areas of least visibility, unless to do so would cause substantial habitat damage and destruction.

  • The walking surface of a deck with underpinnings visible from outside the parcel shall not exceed a height of six feet above grade. Decks shall be integrated into the architecture of the house.

  • Earth tone colors required

    Colors and exterior materials used for new development shall be compatible with the surrounding landscape. Acceptable colors shall be limited to earth tones that blend with the surrounding environment, including shades of green, brown, and gray, and no white or light shades, and no bright tones.

  • The vertical distance between the lowest point where the foundation meets grade and the lowest floor line of the structure shall be the minimum necessary for safety purposes.

  • Exterior wall articulation

    Minimize the apparent size of exterior wall surfaces visible from off-site by using landscaping and/or other means of horizontal and vertical articulation to create changing shadow lines and break up the appearance of massive forms.

Other

  • Higher elements toward center/uphill

    Structures shall be sited so that their higher elements are located toward the center or uphill portions of the building site, to minimize the visual impact of the structure.

  • Hillside extension limit6 ft

    Structures shall not extend more than six feet beyond (i.e., out from) the downslope edge of the natural slope or have an understory that exceeds a height of six feet from the bottom of the natural slope.

  • Non-glare/non-reflective windows required

    All windows shall be comprised of non-glare/non-reflective glass.

  • The use of highly reflective materials is prohibited, except for solar energy devices which shall be placed to minimize adverse impacts to public views to the maximum extent feasible.

  • Reflective, glossy, or polished metal roofing shall be prohibited.

  • Reflective, glossy, or polished metal siding shall be prohibited.

  • Stepped or split-level design required

    Structures shall be set into the slope utilizing a stepped or split-level design.
