Design

  • Clustering of structures required

    Clustering of structures and lots shall be required to site new construction in areas of least visibility, unless to do so would cause substantial habitat damage and destruction.

    The walking surface of a deck with underpinnings visible from outside the parcel shall not exceed a height of six feet above grade. Decks shall be integrated into the architecture of the house.

    The vertical distance between the lowest point where the foundation meets grade and the lowest floor line of the structure shall be the minimum necessary for safety purposes.

    Minimize the apparent size of exterior wall surfaces visible from off-site by using landscaping and/or other means of horizontal and vertical articulation to create changing shadow lines and break up the appearance of massive forms.

    Structures shall be sited so that their higher elements are located toward the center or uphill portions of the building site, to minimize the visual impact of the structure.
