  • Coastal development permit required

    any person wishing to perform or undertake any development in the coastal zone ... shall obtain a coastal development permit.

  • Design for sea level rise

    New development shall be sited and designed to ensure that it is not adversely affected by impacts from climate change, including the potential impacts from continued and accelerated sea level rise

  • Secondary treatment waste disposal required

    New development shall include, at a minimum, the use of secondary treatment waste disposal systems

  • Shoreline protection devices permitted only under conditions

    Shoreline protective devices including revetments, breakwaters, groins, harbor channels, seawalls, cliff retaining walls, and other such construction that alters natural shoreline processes shall be permitted only when required to serve coastal-dependent uses or to protect existing structures or public beaches in danger from erosion

  • Soft solutions required for shoreline protection

    On any beach found to be appropriate, alternative 'soft solutions' to the placement of shoreline protection structures shall be required to protect existing development.

From the ordinance

All new beachfront and bluff-top development shall be sized, sited and designed to minimize risk from wave run-up, flooding and beach and bluff erosion hazards without requiring a shoreline protection structure at any time during the life of the development.
