General provisions
67 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.
The height limitations of this chapter shall not apply to the following structures... No such structure shall be erected in any residence district to a height in excess of 75 feet without approval of the board of zoning appeals.
The height of public buildings and churches may exceed the maximum height limit applicable in the district in which they are located, provided that all required yards are increased a minimum of one foot for each one foot of building height in excess of the height limit... and provided further that in no case shall any such building exceed a height of 60 feet.
No recreational vehicle shall be used for dwelling purposes in any district... No recreational vehicle shall be stored or parked in any required front yard in any residential district. No recreational vehicle shall be stored or parked on any lot in any residential district for a period exceeding 48 hours, unless such recreational vehicle is located in a side or rear yard and is screened from view from any public street and from adjoining properties by a solid fence or evergreen vegetative material not less than six feet in height.
No recreational vehicle shall be parked or stored within any portion of a front yard or within a required side yard on any lot in a residential district. No recreational vehicle shall be occupied for dwelling purposes.
No mobile home shall be placed, erected or constructed on any lot in any district, except in a licensed mobile home park in the R-3 District.
No mobile home, whether occupied or unoccupied, shall be parked or stored outside of an approved mobile home park
Temporary buildings and construction trailers may be permitted in any district during the period of construction of a main building on the same lot, provided such temporary buildings and trailers are removed upon completion of construction or upon expiration of the building permit... Temporary buildings and construction trailers shall not be used for dwelling purposes.
When used only in conjunction with construction work taking place on the site, temporary buildings and construction trailers shall be permitted in any district during the period when construction work is in progress as evidenced by a valid building permit.
All outdoor lighting shall be designed, constructed and installed so as to minimize glare and light trespass onto adjoining properties and public rights-of-way. All outdoor lighting fixtures shall be fully shielded or recessed so that the light source is not visible from any adjoining property or public right-of-way.
Outdoor lighting, when provided as accessory to any use or to illuminate any sign or similar device, shall be located, directed or shielded so as not to shine directly on nearby properties or to create a traffic hazard as a result of glare or similarity to or confusion with traffic signals, warning lights or lighting on emergency vehicles.
Decorative lighting, such as low-voltage landscape lighting, may be unshielded provided the light source does not exceed 15 watts per fixture and does not create a nuisance to adjoining properties.
The maximum height of light poles in parking areas shall not exceed 20 feet in residential districts and 30 feet in nonresidential districts.
The deck of piers constructed from property within the jurisdiction of the Town of West Point shall not be elevated more than five feet above mean high water (MHW). The width of the pier walkway for a noncommercial pier shall not exceed six feet in width. The width of a pier walkway for a commercial pier shall not exceed 12 feet in width. Pier head may not exceed one foot in width for every three feet of water frontage. There shall be a side setback of at least 15 feet on each side of the property line...
Piers, docks, bulkheads, boat landings, boat houses, marinas, marine railways and similar structures which, by their nature and intended use, must abut, be adjacent to or extend into a waterway, shall be permitted in all districts
No pier, dock, bulkhead, boat landing, boat house, marina, marine railway or similar structure shall be used for dwelling purposes.
For properties zoned R-1, R-2, R-3, R-4, R-5, SD-1, MU-1, and used for single-family residential use, one temporary family health care structure is permitted on a lot as an accessory use provided... The temporary family health care structure is limited to one occupant... has no more than 300 gross square feet...

The height of a fence in a residential area shall not exceed four feet in height in the front yard, four feet in height in side yards as measured from the front property line to points parallel to the front of the structure and six feet in height in side yards parallel to the front edge of a structure and extending to the rear property line and six feet in the rear yard. Fences that need to exceed the height(s) referenced in this subsection, may apply for a special use permit.

Where a wall or fence is specified, such structure shall be at least six feet in height and shall be so constructed as to provide a permanent, year-round visual barrier from surrounding properties. ... Where dense natural barriers, dense tree plantings, or high hedges are specified, such plantings shall be acceptable evergreen shrubs, trees or plants...
