Where a nonresidential use abuts a residential district or residential use, a buffer yard of at least 25 feet in width shall be provided along the common property line.

Where a wall or fence is specified, such structure shall be at least six feet in height and shall be so constructed as to provide a permanent, year-round visual barrier from surrounding properties.

When the buffer or screen includes the use of berms or mounds, these elements shall have a minimum height of three feet, a maximum side slope ratio of three horizontal feet to one vertical foot, and a level crown with a minimum width of three feet for maintenance and planting purposes.

A landscape plan is required for any construction plan or plan of development...
