26.1-12, 26.1-13(h), 26.1-14(h), 26.1-15(h)5 standards

In each zone, each structure hereafter erected or altered shall be provided with the yards specified, shall be on a lot of the area and width specified and shall not exceed the heights specified in this article. In measuring height, a habitable basement or attic shall be counted as a story...

26.1-13-16 standards

In all A residence zones, the minimum area of any lot shall be seven thousand five hundred (7,500) square feet. The maximum height for any building shall be thirty-five (35) feet, and no building may be more than two and one-half (2½) stories in height.

26.1-13-25 standards

In all B residence zones, the minimum area of any lot shall be five thousand (5,000) square feet, to which shall be added two thousand (2,000) square feet for each family dwelling unit more than one (1) in the same building. The maximum height for any building shall be thirty-five (35) feet, and no building may be more than two and one-half (2½) stories in height.

26.1-13-33 standards

In all R-CR zones, the minimum area of any lot shall be five (5) acres. The minimum width of any lot shall be two hundred (200) feet. The maximum height for any building shall be thirty-five (35) feet, and no building may be more than two and one-half (2½) stories in height.

26.1-14-12 standards

In all business zones, the minimum area of any lot for dwellings shall be five thousand (5,000) square feet to which shall be added five hundred (500) square feet for each family dwelling unit more than one (1) in the same building. The maximum height for any building shall be forty (40) feet, and no building may be more than three (3) stories in height.

26.1-14-23 standards

In all business zones, there shall be no setback, unless the building is in the same block front as a residential zone and then the setbacks shall be twenty-five (25) feet. On the south side of Park Avenue in the central and general business zones there shall be a twelve-foot setback from the street right-of-way. Maximum height for buildings is not limited except that heights above four (4) stories shall be subject to approval of the fire chief.

26.1-14-32 standards

In all business zones, there shall be no setback, unless the building is in the same block front as a residential zone and then the setback shall be twenty-five (25) feet. On the south side of Park Avenue in the central and general business zones there shall be a twelve-foot setback from the street right-of-way. 26.1-15-11 standards

In all residential and industrial zones as shown on the zoning map there shall be a fifty-foot setback from primary highways; otherwise a twenty-five-foot setback of buildings and structures. No minimum lot sizes are prescribed for lots used for business and industry.

In the approximated floodplain district the development and/or use of land shall be permitted in accordance with the regulations of the underlying district provided that all such uses, activities and/or development shall be undertaken in strict compliance with the floodproofing and related provisions contained in this and all other applicable codes and ordinances.

26.1-31-113 standards

All new construction and substantial improvements of residential structures shall have the lowest floor, including basement, elevated to or above the flood depth specified on the flood insurance rate map, above the highest adjacent grade at least as high as the depth number specified in feet on the FIRM. If no flood depth number is specified, the lowest floor, including basement, shall be elevated no less than two (2) feet above the highest adjacent grade.

26.1-31-13, 26.1-31-12, 26.1-31-14, 26.1-31-4(c), 26.1-31-4-2, 26.1-31-112 standards

In order to prevent excess damage to buildings and structures due to conditions of flooding, the following restrictions shall apply to all new construction and to construction of substantial improvements to existing structures occurring in those areas subject to flooding.

In the floodway, no encroachments, including fill, new construction, substantial improvements or other development shall be permitted unless it has been demonstrated through hydrologic and hydraulic engineering practice that the proposed encroachment would not result in any increase in the one hundred (100) year flood elevation.
