From the ordinance

The R-6 age-restricted residential district is intended to encourage and accommodate development of housing and appropriate supporting institutional uses and services for the demographic population in the city that is 55 years of age or over. All dwelling units shall be age-restricted housing. Minimum zoning district size. One acre. Open space: A minimum 15 percent open space shall be provided. Minimum setbacks: No structure shall be located less than: Thirty feet from any street right-of-way line. No principal structure or private community recreational use shall be located less than 25 feet from any side or rear lot line.
