General provisions

Sec. 48-21 standards

Temporary shelter means a brief or limited use of a structure for providing overnight sleeping accommodations at no or nominal charge to the persons provided the accommodation. A temporary shelter may not be operated for profitable purposes or to directly advance a profitable purpose.

Tree means any self-supporting woody plant growing upon the earth which usually provides one main trunk and produces a more or less distinct and elevated head with many branches. Trees shall measure no less than two inches in diameter at six inches above ground level.

Minimum gross site area 3 acres; max density 8 du/acre; coverage 20% buildings, 50% with parking; setbacks 25 ft from street, 20 ft side/rear; max height 35 ft or 3 stories.

Sec. 48-32 standards

No land, building, structure or premises shall hereafter be used, designed or intended to be used, and no building or part thereof shall be located, erected, moved, structurally altered, reconstructed, enlarged or converted, except in conformity with the regulations herein specified for the district in which it is or is to be located.

Sec. 48-330 through 48-33619 standards

Every townhouse dwelling shall have a minimum lot area of 2,640 square feet. Front yard setback 25 ft, rear 40 ft, height max 35 ft or 3 stories, density max 10 du/acre.

Min lot area 2,640 sq ft; min width 24 ft interior, 44 ft corner, 34 ft end; front setback 25 ft; side setback 20 ft corner, 10 ft end; rear 40 ft; max height 35 ft or 3 stories; max coverage 40%; min floor area 1,500 sq ft; max density 10 du/acre.

Sec. 48-361 through 48-3679 standards

Minimum lot area for multifamily 43,560 sq ft, width 100 ft, front 25 ft, side 15 ft, rear 40 ft, height max 35 ft or 3 stories, building coverage 25%, total impervious 50%.

Sec. 48-3651 standards

Min lot area: multifamily 43,560 sq ft; boardinghouses 7,500; other 20,000. Min lot width: 100 ft. Yards: front 25, side 15-18, rear 40. Max height: 35 ft or 3 stories. Max coverage: 25% buildings, 50% with parking.

Sec. 48-488 (Special Exception Entitlement)5 standards

The city council shall approve a special exception entitlement and may modify the requirements of this division to allow height above the limits set forth in section 48-1101 and residential uses within a mixed-use development project.

Sec. 48-58(a)1 standards

It shall be unlawful for an owner or agent of the owner, person or tenant to use or permit the use of any structure or land or part thereof, existing or hereafter erected, constructed, changed, converted or enlarged, wholly or partly or for any person (not employees), tenant or corporation, occupying any space in such structures until a certificate of occupancy has been approved by the zoning administrator.
