General provisions

§ 18-301(D)(1)1 standards

For property located partially or wholly within the Fentress Airfield overlay district, the final site plan shall contain a statement as follows: 'This development is located partially or wholly within an aircraft noise and/or accident zone and may be subject to above average noise levels or to aircraft accidents.'

§ 18-301.D.19 standards

§ 18-5021 standards

Where a site plan is required under this zoning ordinance for the construction or structural alteration of any building or structure or the development or modification of any land, no building permit shall be issued for such activity until the required site plan has been approved.

§ 19-2014 standards

Lot frontage shall be measured along the street reservation line... minimum of 80 percent of the minimum lot width... minimum lot frontage for lots used exclusively for storm water management, open space or conservation shall be fifty (50) feet.

§ 19-2029 standards

Each required yard abutting a street shall be measured from the street reservation line... Where no reservation line exists... measured from a line located twenty-five (25) feet from the centerline of the pavement.

§ 19-2043 standards

On a corner lot no fence, wall, hedge or other planting or structure that will obstruct vision between a height of two and one-half feet and ten feet above the pavement centerline grades... within triangular area... points which are forty-five (45) feet from the point where the projections of the pavement edges intersect.

§ 19-2056 standards

The height limitations set out elsewhere in this zoning ordinance shall not apply to chimneys, church spires, belfries, cupolas... Mechanical equipment located on a roof shall be hidden by a wall or other similar enclosure extending not more than one foot above the height of such equipment.

§ 19-2061 standards

Within the urban overlay district and as part of an application for a change in the zoning district classification... city council may approve a reasonable deviation from one or more of the following requirements: required yards and setbacks; required landscaping; height restrictions; minimum lot frontage, width, and size; and maximum lot coverage.

§ 19-3001 standards

Every development shall be required to install public improvements in accordance with the requirements of chapter 70 of the city Code.

§ 19-403, 19-404, 19-405, 19-406, 19-407, 19-408, 19-4099 standards

Stacking lanes shall be provided to accommodate at least five (5) vehicles... Off-street parking spaces shall be provided on the same lot... no parking space shall be located farther than five hundred (500) feet... All lighting used to illuminate parking areas shall be arranged... does not exceed 0.5 footcandles above background... an off-street parking space shall be considered to consist of an identified and marked space of at least nine (9) feet by eighteen (18) feet.

§ 19-4102 standards

The number of parking spaces required for developments in the O&I, AC, B-1, B-2, M-1 and M-2 zoning districts shall be one (1) parking space for every two hundred (200) square feet of gross floor area devoted to office space, customer service or retail sales and one-half (.5) parking space for every one thousand (1,000) square feet of remaining gross floor area.

§ 19-410, § 19-41129 standards

The number of parking spaces required for developments in the O&I, AC, B-1, B-2, M-1 and M-2 zoning districts shall be one (1) parking space for every two hundred (200) square feet of gross floor area devoted to office space, customer service or retail sales and one-half (.5) parking space for every one thousand (1,000) square feet of remaining gross floor area.

§ 19-4133 standards

A loading space shall have minimum plan dimensions of twelve (12) feet by thirty-five (35) feet, with fourteen (14) feet overhead clearance.

§ 19-800 (C)(D)(1)2 standards

The maximum building height in the R-MF-1 and R-MF-2 zoning districts may only be adjusted according to the following: a. The maximum building height may be adjusted to allow one additional story. b. No adjustment to the maximum building height under this section shall result in a structure higher than forty-five (45) feet

§ 19-800 (C)(D)(1)2 standards

The maximum building height in the R-MF-1 and R-MF-2 zoning districts may only be adjusted according to the following: a. The maximum building height may be adjusted to allow one additional story. b. No adjustment to the maximum building height under this section shall result in a structure higher than forty-five (45) feet

§ 2-3001 standards

It is the intent of this ordinance that the entire incorporated area of the city of Chesapeake, including all land, water areas and waterways, be included in the zoning districts established by this ordinance. Any area not shown on the official zoning map as being included in any district shall be deemed to be in the C-1 conservation district.

§ 3-202.A.31 standards

Unless otherwise specified, all distances shall be measured horizontally and at right angles to the line in relation to which the distance is specified.

§ 3-202.B1 standards

Numbers which are less than five-tenths (0.5) of a whole number shall be rounded to the next lower whole number. Numbers which are five-tenths (0.5) or more of a whole number shall be rounded to the next higher whole number.

§ 3-301.B1 standards

private access lanes, storm water management and certain septic drain fields may be located in any zoning district subject to the requirements set out below

§ 3-301.B.11 standards

All private access lanes must be approved by a conditional use permit
