235 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.
The purpose of the design district regulations is to protect the Seminary Hill Neighborhood to preserve the unique historical, architectural, cultural and archaeological resources in this portion of the city and their settings.
The mixed business district is primarily a business district that incorporates and promotes a wide variety and intensity of uses.
Mixed Business District: permitted uses, conditional uses, accessory uses, lot coverage, height, multiple buildings.
Uses in the institutional district are oriented to or supportive of one or more institutions.
Institutional District: permitted uses, conditional uses, accessory uses, dimensional regulations, lighting, yards.
The purpose of this district is to enact regulations that implement the vision and goals of the Hill Top-Glen Maury Park Master Plan.

The maximum density for residential uses in the MXB-HT subdistrict shall be 20 dwelling units per acre. The maximum floor area ratio (FAR) for nonresidential uses in the MXB-HT subdistrict shall be 1.0. At least 10 percent of the gross area of any development in the MXB-HT subdistrict shall be devoted to open space.
'Mixed Use Business (MXB-HT)' means the subdistrict established by this ordinance to accommodate a mix of commercial, residential, and civic uses along high-volume thoroughfares. This subdistrict shall be applied to all properties designated as MXB-HT on the zoning map.

The following dimensional standards shall apply to all uses in the MXB-HT subdistrict unless otherwise specified
Street design standards including sidewalk widths, tree spacing, cul-de-sac length, and curb radii.
Parking lots shall not occupy more than ⅓ of the frontage of the adjacent building or no more than 75 feet, whichever is less.
Churches: One space for each ten seats in the main auditorium or sanctuary
Parking requirements may be satisfied using on-street parking in front of buildings or public lots within 300 feet of primary building entrances. All new development, changes in principal use, and building expansions shall comply with these provisions. Residential development shall provide common open space at a rate of 500 square feet per bedroom unit.
