17.02.0101 standards

Beginning June 1, 2023, no additional properties will be zoned I-1 or I-2; provided, however, that all properties with existing I-1 or I-2 zoning will continue to be classified as I-1 or I-2, and will continue to be subject to the requirements that apply to I-1 and I-2 zoning districts.

Any territory hereafter annexed to the Town of Castle Rock shall be classified as an R-1 Single-Family Residence District, unless otherwise classified by ordinance annexing such territory.

17.10.030 A.51 standards

Tracts of land or portions thereof lying within the one-hundred-year floodplain shall not be developed and can instead be used as undeveloped open space if and until the developer has complied with requirements of the floodplain ordinance of the Town.

Maximum engineered grades are 3:1; steeper grades are allowed in undisturbed areas.

17.10.050 F, L6 standards

On residential streets, both the design and posted speed should be no more than 25 mph... Residential developments must have two points of access when the number of single-family dwelling units exceeds 100.

17.10.060 A1 standards

Development, redevelopment, or subdivision requires sidewalk installation along all newly constructed urban streets, unless a different pedestrian accommodation is called for in a Planned Development Plan or Site Development Plan.

17.10.070 B, C, E8 standards

Minimum twenty-foot driveway length shall be provided between the back of the sidewalk and the garage face... Parking areas shall be screened from adjacent residential uses by a landscaped buffer or fence...

17.10.090 B, D, E4 standards

These utilities shall be installed underground and shall be in place prior to street surfacing... wastewater service shall be provided through connection to the Town's central sewer system... Water service shall be provided through connection to the Town's existing water supply system.

17.28.040

A. Minimum front yard: A minimum front yard of fifteen (15) feet from the property line shall be required; twenty-five (25) feet if abutting an arterial street; B. Minimum side yard: Zero (0) feet; C. Minimum rear yard: Zero (0) feet; D. Maximum height: Thirty-five (35) feet (fifty (50) feet by special review); E. Maximum building coverage: Thirty-five (35) percent of lot area;

17.39.0105 standards

In addition to the criteria set forth in Section 17.38.040, Use by Special Review applications shall also be evaluated under the following criteria: A. Demonstrates design compatibility with the scale, architectural character and other prominent design themes found within the surrounding neighborhood. B. Demonstrates compatibility of the proposed use with existing and planned uses on adjacent properties. C. Mitigates adverse impacts or nuisance effects such as, but not limited to, visual impacts, noise, vibrations, light intensity, odors, loitering or level of outdoor activity, hours of operation or deliveries. D. Will not result in undue traffic congestion or traffic hazards. Adequate off-street parking must be provided. Pedestrian access must be adequately addressed when this type of access is identified as a significant component or need of the proposed use. E. Provides adequate landscaping, buffering and screening from adjacent and surrounding uses of potential impact.

17.52.07012 standards

No side yard along a street shall be less than ten feet.

17.52.1101 standards

In all newly zoned and developed areas, all new utility placements shall be underground unless specifically waived by the Town Council. Electric transmission lines of sixteen kV or greater capacity are exempt from this requirement due to the prohibitive cost of undergrounding such facilities.

17.52.1201 standards

Sight Visibility Triangle shall be applied as defined in the Transportation Design Criteria Manual.

17.52.1303 standards

Fences up to seventy-two inches in height are permitted anywhere on the zone lot except within the front yard setback, in which case the maximum allowable height is forty-eight inches.

17.52.1401 standards

Where a commercial or industrial use abuts a legal, conforming residential use located within a residential zone district, a physical barrier in the form of an opaque fence, wall or coniferous landscape screen shall be provided to adequately buffer the residential use.
