General provisions

The school shall be accredited by the appropriate state or national accrediting agency.
There shall be a 300-foot separation requirement as measured from the nearest outside building walls between the subject use and the nearest property line of any other emergency shelter. Individual client stays shall not exceed 180 consecutive days.
The shelter shall provide adequate lighting in all areas of the facility during all hours of operation.
An SRO living unit shall be a minimum of 150 square feet in floor area and up to a maximum of 400 square feet in floor area. A minimum of ten square feet per unit, or 250 square feet, whichever is greater, shall be provided for interior common space. Laundry facilities shall be provided in a separate room at the ratio of one washer and one dryer for every 20 units.
The facility shall provide adequate common areas for residents.
The gross land area shall be not less than one acre. Gasoline and hydrogen fuel pumps or dispensers and canopies shall be located no closer than 20 feet from any property line. A minimum ten-foot landscaped setback shall be provided adjacent to any public street. Buildings shall not exceed a height of 35 feet.
The hours of operation shall be limited to between 5:00 a.m. and 12:00 a.m. daily.
No automobile impound or tow yard shall be closer than 300 feet to any property in a residential, mixed use, office, commercial, air, public facilities, or an agricultural zone. The impound or tow storage yard shall be entirely enclosed by an eight-foot-high decorative masonry wall. A minimum 20-foot landscaped setback shall be provided along all street frontages.

The facility shall be licensed by the State of California Veterinary Medical Board.
Idling of trucks queued or operated on site shall not exceed five minutes. Where transport by temperature-controlled trucks or trailers is proposed, on-site electrical hookups shall be provided at loading docks. Warehousing and distribution facilities generating 150 or more truck trips per day shall prepare a Health Risk Assessment.

Accessory structures shall not cover more than 35 percent of the required side or rear yard setback area. Accessory structures shall be located a minimum of five feet from the principal building. In single-family zones, interior side and rear yard setback shall be five feet for a single-story accessory structure. Metal accessory structures limited to 120 sq ft in RR, RE, R-1. Accessory structures limited to 750 sq ft on lots less than one-half acre in RR, RE, R-1.
