Conditions of project approval may include and are not limited to: setbacks, buffers, fences and walls; improvement of parking areas in conformance with Chapter 15.44 MSMC; on-site dedications; designation of ingress and egress; landscaping design; maintenance; limitations on hours of operation; limitations on noise, dust, odor, vibration; design and size of signs; requirements of other public agencies; and other conditions.
The function of architectural review shall be to review and approve all improvements, alterations or maintenance affecting external appearance of existing buildings, signs and structures, as well as review and approve all proposed new projects for buildings, signs and structures requiring a building permit prior to the issuance of said permit and said approval shall not be unreasonably withheld and approval or rejection shall be within a 60-day period after receipt of a completed application.
Public murals shall not include the name of a business or business logo. Public murals containing such shall be considered a flush-mounted graphic and subject to MSMC Title 8, Graphics.
If a zoning district in this title is not listed in the land use table in this section, then the use is prohibited, unless specifically addressed in a specific plan, downtown enhancement district, or special district regulation.

Personal gardens are allowed for single-family residences. Personal gardens are not allowed for any other use unless a conditional use permit is obtained as per Chapter 18.29 MSMC.
All personal gardens must be located out of public view and meet the following setbacks: (1) Rear – 10 feet. (2) Side – five feet on each side. (3) Front – personal gardens prohibited in front of buildings and in public view.
In addition to the development standards in the underlying zoning district, emergency shelters shall comply with the standards set forth in this section.
The OS combining zone is used to designate lands on which development shall not occur. The only permitted uses are those consistent with the reason for the OS zone being placed on the land and those not requiring any structures.
Nonconforming uses may continue if not enlarged, moved, or ceased for more than 12 months; structures damaged >50% must conform; accessory structures may be replaced within 12 months; agriculture abandonment 24 months.

Any commercial, industrial or multifamily development in which any individual buildings exceed 20,000 GFA shall be considered 'large scale' for purposes of this section.

Applications for a conditional use permit, as specified under Chapter 18.29 MSMC, for wireless communications facilities shall be accompanied by the materials listed in this section.
It is the policy of the City of Mt. Shasta pursuant to the Federal Fair Housing Act... to provide people with disabilities reasonable accommodation in rules, policies, practices and procedures that may be necessary to ensure equal access to housing.
All accessory dwelling units shall connect to City water and sewer service. (B)(14)
