  • Enclosures below lowest floor - flood openings

    A minimum of two openings having a total net area of not less than one square inch for every square foot of enclosed area subject to flooding shall be provided; The bottom of all openings shall be no higher than one foot above grade; Openings may be equipped with screens, louvers, valves, or other coverings or devices provided that they permit the automatic entry and exit of floodwaters.

  • Fill placed in special flood hazard areas shall: (1) Be composed of clean earthen material; (2) Be compacted to a density equal to or greater than the surrounding natural ground; (3) Be sloped at a grade of no steeper than two horizontal to one vertical; and (4) Be protected against erosion by vegetative cover or other means.

  • Lowest floor elevation for residential structures

    New construction and substantial improvement of any residential structure shall have the lowest floor, including basement, elevated to or above the base flood elevation.

  • New or replacement manufactured homes and substantial improvement of existing manufactured homes shall: (1) Be elevated on a permanent foundation so that the lowest floor of the manufactured home is at or above the base flood elevation; and (2) Be securely anchored to an adequately anchored foundation system to resist flotation, collapse, and lateral movement.

  • Recreational vehicle placement requirements

    Recreational vehicles placed on sites within special flood hazard areas shall either: (1) Be on the site for fewer than 180 consecutive days; or (2) Be fully licensed and ready for highway use...; or (3) Meet the requirements for manufactured homes in subsection (c) above.

  • Subdivision proposal standards

    All subdivision proposals shall be consistent with the need to minimize flood damage; All subdivision proposals shall have public utilities and facilities such as sewer, gas, electrical, and water systems located and constructed to minimize or eliminate flood damage; All subdivision proposals shall have adequate drainage provided to reduce exposure to flood hazards; Base flood elevation data shall be provided for subdivision proposals and other proposed new development which are greater than either 50 lots or five acres.

  • Substantial damage threshold50 pct

    Substantial damage means damage of any origin sustained by a structure whereby the cost of restoring the structure to its before damaged condition would equal or exceed 50 percent of the market value of the structure before the damage occurred.

  • Substantial improvement threshold50 pct

    Substantial improvement means any reconstruction, rehabilitation, addition, or other improvement of a structure, the cost of which equals or exceeds 50 percent of the market value of the structure before the start of construction of the improvement.

  • No variance shall be granted for an accessory structure exceeding 200 square feet.

  • While the granting of variances generally is limited to a lot size less than one-half acre, deviations from that limitation may occur.
