Lighting

  • Light spillover control

    Exterior lighting shall be designed to provide adequate illumination for safety and security while minimizing light spillover onto adjacent properties and the night sky.

  • A buffer yard a minimum of twenty (20) feet in width shall be provided along the property line shared with a residential use.

  • Building orientation to street

    Buildings shall be oriented to the street with primary entrances facing the public street. Parking areas shall be located to the side or rear of buildings where feasible.

  • Minimum access point spacing200 ft

    A minimum spacing of two hundred (200) feet shall be maintained between access points along the same side of a public street, unless a lesser distance is approved by the zoning administrator based on site-specific conditions.

  • Minimum sidewalk width5 ft

    Sidewalks shall be a minimum of five (5) feet in width and shall be constructed of concrete or other approved material.

  • Planting strip width5 ft

    Sidewalks shall be separated from the curb by a landscaped planting strip a minimum of five (5) feet in width, where feasible.

  • Screening shall be provided by a decorative fence or wall, or a dense planting of evergreen shrubs, a minimum of six (6) feet in height.

  • A minimum of one (1) shade tree shall be provided for each forty (40) feet of street frontage, or fraction thereof.

  • Shade tree per parking spaces10 spaces

    Parking areas shall be landscaped with a minimum of one (1) shade tree for each ten (10) parking spaces, or fraction thereof.

  • Underground utilities

    All utility lines shall be placed underground where feasible.
