Setback

Front setback based on right-of-way width
Buildings shall be located no less than 35 feet from any street right-of-way which is 50 feet or greater in width, or no less than 60 feet from the center line of any street right-of-way of less than 50 feet in width.

From the ordinance

In the AR district, the minimum frontage shall be one hundred (100) feet on public roads. Lots fronting on private roads or highways shall have one (1) side width of at least one hundred (100) feet. Buildings shall be located no less than thirty-five (35) feet from any street right-of-way fifty (50) feet or greater in width, or no less than sixty (60) feet from the center line of any street right-of-way less than fifty (50) feet in width. The minimum side yard shall be ten (10) feet and the total width of the two (2) required side yards shall be twenty-five (25) feet or more. Each main building shall have a rear yard of twenty-five (25) feet or more.
