General provisions

Sec. 160-36(d)3 standards

storage areas, solid waste dumpsters and large items for solid waste pickup shall be confined in an enclosed area that is screened on all sides. A solid waste enclosure, large enough to confine solid waste items and dumpster(s), shall be of solid construction, six feet high with locking gates providing access.

Sec. 160-36(e)3 standards

Outdoor storage and outdoor storage operations (excluding nursery stock in nonresidential zoning districts) shall be prohibited in R-1, HDR, and LDR Zoning Districts between the street right-of-way and the primary use, and within 50 feet of residential uses and residential zoning districts

Sec. 160-36(f)3 standards

Sec. 160-38(f)1 standards

Any zoning permit shall automatically expire six months from the date of issuance if the person, firm, or corporation to which the permit has been issued has not clearly demonstrated that the permit is being exercised for the purpose for which it was issued, or if the work so authorized is suspended or discontinued for a period of one year or more.

Sec. 160-40(b)(1)1 standards

the cost of restoration of the structure to a safe condition shall not exceed 50 percent of its replacement cost at the time of the Building Inspector's declaration

Sec. 160-40(c)(3)1 standards

In the event that such use ceases for a period of more than two years, any subsequent use shall conform to all requirements of this chapter for the district in which the land is located

Sec. 160-40(d)(3)1 standards

When a nonconforming use of a structure or structures and premises in combination is discontinued or abandoned for two years, except when government action impedes access to the premises, or when a nonconforming use is superseded by a permitted use, the structure and premises shall not thereafter be used except in conformity with the regulations of the district in which it is located

Sec. 160-40(e)1 standards

There is a ten percent or greater net increase in the square footage of the use of structure proposed for expansion or enlargement

Sec. 160-48

The intent of the LDR District is to provide a certain area of land with the necessary zoning to provide development opportunities for less dense residential housing. All uses permitted in the Residential R-1 District are permitted in the Low-Density Residential LDR District

Sec. 160-487 standards

The raising of horses and ponies either for profit or recreation is permitted provided that for the first such animal there shall be five acres of pasture.

Sec. 160-5845 standards
