Buildings or structures shall be started, reconstructed, enlarged or altered only after a zoning permit has been obtained from the zoning administrator.
This is an overlay district to primary residential zoning districts established for the following purposes: ... Density of development in this district will be taken from the base underlying primary residential district which density may be increased ...
A manufactured home park shall have a minimum area of not less than ten acres. Each individual manufactured home site or space shall have within its perimeter a space which has an area of not less than 5,000 square feet and a width of not less than 50 feet. The average gross density of the entire MHP shall not exceed four living units per acre.
Special exception permit required for any telecommunications tower; towers must be set back 400 feet from off-site residential structures.
The special exception for any use of structure authorized under the provisions of this section shall lapse and be of no effect if the structure is not constructed or use initiated within 18 months of the date of issuance of the permit.
All territory which may hereafter be added to the town by annexation or other means shall be considered to be in the R1-40 transitional suburban residential district until otherwise amended by ordinance as prescribed in article XVI of this chapter

A church or other place of worship, school or hospital building when permitted in a district may be erected to a height of 60 feet provided the required front side and rear yards shall be increased one foot for each three feet of building height over 35 feet.
Along U.S. 58 from the easterly city limits to Maple Lane, the setback shall be not less than 90 feet from the centerline of the existing road.
Along U.S. 58 from Wilson Street to the westerly city limits, the setback shall be 90 feet from the centerline of the existing street.
Along Maple Lane from Ogburn Street to the Route 58 bypass, 90 feet from the centerline of the street.
Along Route 1 north from Ferrell Street to the town limits, 90 feet from the centerline of the street.
Along the Route 58 bypass (on both sides), 50 feet from the VDOT right-of-way.
Parking spaces are permitted in a front, side or rear yard, provided that no parking space shall be located within a triangle composed of two 20-foot legs of intersecting streets. ... In all residential districts, fences and walls not exceeding six feet in height may be erected in a rear or side yard.
Where 40 percent or more of the frontage on one side of a street between two intersecting streets is developed with buildings, the average setback of existing buildings shall be used to establish the front yard for other buildings erected within the same block. ... The minimum side yard on the side facing the side street shall be 25 feet or more for both main and accessory buildings. ... The front yard regulations of this chapter shall not be applied to reduce the distance between the front building line and the rear of a lot to less than 80 feet.
For the purpose of the side yard regulations, a building containing multiple uses such as a two-family dwelling, townhouse cluster, or a multiple-dwelling shall provide the same side yard as any other single building occupying one lot.
A building may be erected to any height provided that required front, side and rear yards shall be increased one foot for each three feet of height over 35 feet. ... In all commercial, industrial, or commercial districts where permitted, radio and television towers may be erected to a height not exceeding 150 feet. In all residential districts, such towers shall not exceed 25 feet above the highest point of the nearest building and shall be limited to noncommercial use. ... No accessory building shall be more than one story in height which is within 20 feet of an adjoining property line. ... In all residential districts except the R2-16 general dwelling district, an accessory building may be built in the rear yard provided it is not closer than ten feet to any side or rear lot line. Within the R2-16 general dwelling district an accessory building may be erected within five feet of a side or rear property line. In no case shall an accessory building occupy more than 30 percent of the rear yard.
