General provisions

The Chesapeake Bay Preservation Area Overlay District shall apply to all lands identified as CBPAs as designated by the Town Council and as shown on the Occoquan Chesapeake Bay Preservation Area Map.
DWELLING, ACCESSORY. ... An accessory dwelling may not exceed 750 square feet of inhabitable space and may have only one bedroom.
The operation of the home occupation must be conducted entirely within the dwelling unit ... No outside storage shall be permitted. Commercial deliveries and pickups ... shall not be made between the hours of 10:00 p.m. and 7:00 a.m. on weekdays ...
The area devoted to the home occupation shall not exceed 25% of the gross floor area of the dwelling unit.
Provisions for extension of zoning approvals shall be in conformance with VA Code § 15.2-2209.1.

Solar energy facilities and ground-mounted solar energy generation facilities are not permitted in any zoning district in the town.
Each temporary trailer shall not exceed one story in height and 625 square feet of floor area.
All accessory buildings and structures shall meet the underlying zoning district's setback, side yard, rear yard, and height requirements except as expressly provided elsewhere in this chapter.
The Parks and Public Utility District (PPU) covers the portion of the town located along the Occoquan River and formerly used as a water treatment facility.
All development and redevelopment subject to this subchapter shall comply with the following performance standards... a 100-foot buffer area of vegetation... shall be retained if present and established where it does not exist.
No building or structure shall be erected, reconstructed, altered, or restored within the Old and Historic Occoquan District, unless an application for a certificate of appropriateness shall have been approved by the Board.
Off-street parking standards for all zoning districts. Residential: 1BR=2 spaces, 2+BR=+1 per bedroom; business: 1 per 400 sqft net; assembly: 1 per 4 seats.
Within the districts established by this chapter or amendments that may later be adopted there exist lots, structures, and uses of land and structures that were lawful before this chapter was passed or amended, but would be prohibited or restricted under the terms of this chapter or amendment. It is the purpose of this chapter to permit these nonconformities to continue.
