General provisions
87 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.
A portable storage container may not exceed eight and one-half feet in height or 130 square feet in gross floor area.
A mobile food unit must be positioned at least 15 feet away from all driveway entrances, alleys, handicapped parking spaces, and fire hydrants.
Residential density bonuses up to a density of 6.0 dwelling units per acre dedicated to uses other than the commercial uses set forth in appendix A, 409.21(B) and (C) may be approved and granted at the discretion of the town council upon a finding that a proposed density bonus promotes the purposes of the planned neighborhood development and provides additional public benefit.
Uses permitted by right: A. Public park and recreation areas. B. Forest, scenic and wildlife preserves and conservation areas. C. Agriculture. D. Parking for designated by right uses.
Widening of highways: commission may recommend additional front yard setbacks adjacent to future right-of-way.
Recreational vehicles: stored only side/rear yard behind setback, prohibited from occupancy.
Visibility at intersections: permit required for walls/fences/hedges parallel to right-of-way; general permits for those 4 ft or less.
Fences: height limit 6 ft in residential/commercial, 14 ft in industrial/public; no setback applicable.
Minimum off-street parking: standard dimensions 10 ft x 20 ft; residential 2 spaces per dwelling unit; various use-specific requirements.
Off-street loading: space 15x50x15, rate 1 per 10,000 sq ft + 1 per 40,000 sq ft.
Temporary mobile homes: special use permit, min 2,000 sq ft per space, sanitary facilities.
Restrictions adjacent to airports: approach zone 11,000 ft from runway, heavy jet 3.5 miles; no public assembly.
Townhouses: max height 2½ stories not to exceed 35 ft; min lot width 30 ft end row, 40 ft corner; parking per 506.6.
Garden apartments: min lot size 10,000 sq ft for 3 units, +2,000 per additional; min lot width 125 ft; max height 3 stories not exceed 35 ft.
Automobile service stations: gasoline appliances not less than 14 feet from street line.
Homes for adults: state licensing, health/fire, parking, architectural barriers.
Professional offices: parking off-street, enclosed, no noise/odor, access from street, no display.
Site plan: shall include title, northpoint, scale, date, vicinity map, existing zoning, boundaries, topography, utilities, streets, parking, landscaping, lighting.
Accessory dwelling structures: allowable only by special use permit, one per lot, max 900 sq ft, parking 1 space, owner occupancy.
Sustainable energy systems: small-scale roof mounted by-right, accessory by SUP with 150% setback, other in M-1 with 200% setback.
