General provisions

Sec. 3-15231 standards

Variances may be issued by the board of zoning appeals for new construction and substantial improvements to be erected on a lot of one-half acre or less in size contiguous to and surrounded by lots with existing structures constructed below the base flood level

Sec. 3-202, 3-2051 standards

All principal buildings: 2½ stories but not to exceed 35 feet. Front yard setbacks: 100 ft on existing public roads, 50 ft on new subdivision roads. Side yard: 25 ft existing, 20 ft new. Rear: 50 ft principal, 20 ft accessory. Accessory structures max 4% of lot area not to exceed 5,000 sq ft.

Sec. 3-205

All principal buildings: 2½ stories but not to exceed 35 feet. Minimum front yard setbacks: On existing public roads: 100 feet. Minimum side yard setback: On existing public roads: 25 feet. Minimum rear yard setback: Principal structures: 50 feet.

Sec. 3-302, 3-304, 3-305, 3-3063 standards

All principal buildings: Two and one-half stories but not to exceed 35 feet. Front yard setbacks: 100 ft on existing public roads, 50 ft on new subdivision roads. Minimum lot depth: 200 feet. Cluster development: max density calculated, 50% open space for parcels >=40 acres, density bonus up to 20% for workforce housing.

All residential uses, including those in a cluster development, shall comply with the following additional requirements:

Sec. 3-401 through 3-4057 standards

The purpose of this district is to provide for residential, civic and commercial development in those crossroad communities around the county that are unincorporated and have historically served the surrounding rural areas.

Sec. 3-401, 3-402, 3-403, 3-404, 3-4057 standards

Maximum building height: 35 feet or 2.5 stories, whichever is lesser. Maximum density: 3 dwelling units per acre. Front yard: average of existing front yards, min 25 ft, max 50 ft. Side and rear setbacks: 10 ft. Accessory structures: 5 ft setback, or 25 ft if >1,200 sq ft; max 4% of lot area not to exceed 5,000 sq ft.

Sec. 3-501 through 3-5041 standards

The purpose of this district is to provide for residential development at a density appropriate for areas adjacent to the incorporated towns, around the rural villages, and in other areas where public sewer and water, and other public services are present or planned in the future.

Sec. 3-601 through 3-6041 standards

The purpose of this district is to provide for vacation home development at an appropriate density and in appropriate locations.

Sec. 3-6038 standards

Without public sewer and water: 30,000 square feet... With public sewer or water, or both: 10,000 square feet...

Sec. 3-60411 standards

All principle buildings: Two and one-half stories but not to exceed 35 feet. Buildings accessory to a single-family residence: No more than the height of the principle building.

Sec. 3-704, 3-705, 3-804, 3-904, 3-10044 standards

No exterior storage. Permitted stores, shops, offices or businesses shall be conducted wholly within a completely enclosed building. Any part of the lot or project area not used for buildings or other structures, parking, loading and accessways, shall be landscaped with grass, trees, shrubs, or pedestrian walks. Provision shall be made for proper storm water drainage from parking and loading areas.

Sec. 4-1043 standards

no front yard in a residence district shall be less than 25 feet or less than the setback line denoted on a recorded subdivision plat, whichever is greater, or need to be more than 75 feet under this provision.

Sec. 4-1083 standards

Accessory swimming pools, open and unenclosed, may occupy a required rear or side yard, provided they are not located closer than six feet to a rear lot line or ten feet to an interior side lot line.

Sec. 4-109, Sec. 4-4083 standards

In the R-1, R-2, and RVC districts it shall be permissible to store out-of-doors recreational vehicles and watercraft as an accessory use only in accordance with the following: ... Private stables in A-R, RVC, and R-1 districts shall comply with the following requirements: Minimum lot size: Two acres.

Sec. 4-1102 standards

a clear sight triangle shall be established at the intersecting rights-of-way of any two streets. The legs of this sight triangle shall be 25 feet in length.

Sec. 4-202, 4-109, 4-706, 4-707, 4-713, 4-716, 4-80316 standards

RVC-specific standards: convenience store max 2,000 sqft, gasoline station max 6 stations, motor vehicle repair minor buffer, restaurant buffer, custom manufacturing max 3,000 sqft, RV storage, prohibited storage uses.

Sec. 4-2043 standards

Ground-mounted solar collectors shall not be located within ten feet of any side or rear lot line. ... The maximum height of a ground-mounted solar collector shall be 15 feet as measured from the grade or base of the collector to its highest point.

Sec. 4-205

The following activities, so long as they satisfy the general criteria set forth above, are specifically regarded as accessory uses to residential principal uses: 1. Private garages and parking for the principal use. 2. Hobbies or recreational activities... 3. Playhouses, gazebos, incidental household storage buildings, swimming pools, and other similar accessory structures. 4. The renting out of one or two rooms... 5. Yard sales or garage sales...

Sec. 4-206

The following activities, so long as they satisfy the general criteria set forth above, are specifically regarded as accessory uses to civic, commercial and industrial uses: 1. Parking for the principal use. 2. Accessory storage buildings or areas. 3. Food services... 4. Convenience commercial facilities... 5. Recreational facilities available only to the employees. 6. Day care facilities available only to the employees. 7. The use of shipping containers for storage provided they are located only in the rear yard...
