Short-term rental, unhosted: ... The maximum number of rented nights shall not exceed 240 per calendar year.
Home occupation: ... No more than two persons other than immediate family members residing on the premises are engaged in such occupation; ... No additional parking is provided; ... No equipment or process is used which creates noise, vibration, glare, fumes, odors, or electrical interference offensive to the normal senses of a person standing off the property.
Small scale residential solar installation: ... any ground mounted panels cover an area of 10,000 square feet or less or are confined to roof areas of the main dwelling and/or accessory buildings.
Wayside stand, roadside stand, wayside market: ... (Exception—A mobile or portable structure/vehicle not exceeding 100 square feet in area.)
All buildings and structures with historic overlay zoning shall be preserved against decay and deterioration and maintained free from structural defects to the extent that such decay, deterioration, or defects may, in the opinion of the Lancaster County Building Official, result in the irreparable deterioration of any exterior appurtenance or architectural feature or produce a detrimental effect upon the character of the district as a whole or upon the life and character of the structure itself
All parts of signs shall be located five feet from the edge of the Virginia Department of Transportation right-of-way. Signs shall not exceed a height of 15 feet above ground level... Digital or electronically controlled message components shall comprise no more than 50 percent of sign area.
All legal activities and uses existing on the effective date of this ordinance may be continued and expanded as herein provided.
To authorize upon appeal in specific cases such variance from the terms of this ordinance as will not be contrary to the public interest, when, owing to special conditions, a literal enforcement of the provisions will result in unnecessary hardship...
In all districts, only two items of recreational equipment may be parked or stored on a zoning lot for each dwelling unit thereon, other than in a totally enclosed building. No recreational equipment shall be used for living or business purposes...
Any use and development of land for commercial, industrial, or multifamily purposes requiring a building permit and which involves a land area disturbance greater than 2,500 square feet shall require a site plan prepared and approved in accordance with the provisions of this article.
Within any floodway area, no encroachments, including fill, new construction, substantial improvements, or other development shall be permitted unless it has been demonstrated through hydrologic and hydraulic analysis... that the proposed encroachment will not result in any increase in flood levels.
Until a regulatory floodway is designated, no new construction, substantial improvements, or other development (including fill) shall be permitted within the areas of special flood hazard, designated as Zones A1-30, AE, or AH on the FIRM, unless it is demonstrated that the cumulative effect... will not increase the water surface elevation of the base flood more than one foot.
The Approximated Floodplain District shall be that floodplain area for which no detailed flood profiles or elevations are provided, but where a one percent annual chance floodplain boundary has been approximated. ... For development proposed in the approximate floodplain the applicant must use technical methods that correctly reflect currently accepted practices... When such base flood elevation data is utilized, the bottom of the lowest horizontal structural member of the lowest floor shall be elevated to or above the base flood level.
All new construction and substantial improvements of residential structures shall have the lowest floor, including basement, elevated to or above the flood depth specified on the FIRM... If no flood depth number is specified, the lowest floor... shall be elevated no less than two feet above the highest adjacent grade.
Buildings and structures within this zone shall have the bottom of the lowest horizontal structural member of the lowest floor elevated to or above the base flood elevation plus 18 inches of freeboard, and must comply with the provisions in subsection 23-3-1.A.2 and subsections 23-4-2 and 23-4-3.
All new construction and substantial improvements in Zones V and VE, including manufactured homes, shall be elevated on pilings or columns so that the bottom of the lowest horizontal structural member... is elevated to or above the base flood level plus 18 inches if parallel... or at least two feet above the base flood level if perpendicular.
These provisions shall apply to all privately and publicly owned lands within the jurisdiction of Lancaster County and identified as areas of special flood hazard... The Floodplain Districts described above shall be overlays to the existing underlying districts... All uses, activities, and development occurring within any floodplain district... shall be undertaken only upon the issuance of a permit.
All subdivision proposals shall be consistent with the need to minimize flood damage; ... Accessory structures are not to exceed 600 square feet.
The minimum number of acres on which a new intensive agricultural operation ... may be established as follows: (1) Intensive agricultural facility (other than poultry) - One hundred (100) acres ... (2) Intensive poultry facility - Twenty (20) acres ...
