General provisions

254 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.

Sec. 86-1903 standards

All drive-thru entrances must be at least 50 feet from an intersection... Stacking spaces shall be at a minimum of 18 feet in length. Stacking spaces shall be located to the side or rear of the principal structure and shall not be adjacent to any street right-of-way.

Sec. 86-1915 standards

Event venue: structures must have certificate of occupancy; minimum yard setbacks apply to all structures; parking may be on pervious/impervious; temporary improvements removed within 48 hours; no amplified sound after 9 p.m. Sun-Thu or 10 p.m. Fri-Sat; zoning administrator notified 30 days prior.

Sec. 86-1916 standards

Event venues shall comply with the following general standards: Structures used for an event... must have a valid certificate of occupancy... The minimum yard setbacks for the district shall apply to all structures... Parking may be provided on a pervious or impervious surface... Temporary improvements... must be removed within 48 hours... There shall be no outdoor use of amplified sound later than 9:00 p.m. on Sundays through Thursdays or later than 10:00 p.m. on Fridays or Saturdays. The zoning administrator must be notified at least 30 days prior to each event.

Financial institutions: exterior lighting compatible with surrounding neighborhood and follow standards in article XII; entrances minimized; loading areas minimize impact.

Gasoline station: demonstrate compatibility; entrances minimized; dumpsters fully screened by wall of same material/color as principal structure; zoning administrator may require traffic analysis.

Sec. 86-1943 standards

Gasoline stations shall be subject to the following general standards: Applicants shall demonstrate that the use will be compatible with the neighborhood... Entrances to the site shall be minimized... Dumpsters shall be located to minimize view from off-site areas and shall be fully screened by a wall constructed of the same material and color as the principal structure.

Sec. 86-1956 standards

Home occupations: area devoted not exceed one-half of one floor; no exterior evidence; no commodity stored/sold except made on premises; traffic consistent; no noise/vibration/heat/glare/dust/odor/smoke discernible at property lines; business license and home occupation permit required.

Sec. 86-1955 standards

All home occupations shall be subject to the following general standards: The area devoted to the home occupation shall not exceed more than the equivalent of one-half of one floor of the dwelling unit. Use shall be conducted as an accessory use and shall not change the character of the dwelling unit nor have any exterior evidence of its use. No commodity is stored or sold, except such as are made on the premises. The type and volume of traffic generated by a home occupation shall be consistent with the traffic generation characteristics of other dwellings in the area. No displays or signs shall be allowed indicating that the building is being utilized as a business.

Sec. 86-1962 standards

Additional standards in the B-2 district. Parking shall be located behind the front line of the principal building. The structure shall match the scale and mass of the surrounding structures as determined by the zoning administrator.

Marina or yacht club: comply with all codes including U.S. Army Corps of Engineers; design satisfactory for safety; properly located; minimize damage to wetlands.

The marina or yacht club shall comply with all other codes, regulations, laws, and ordinances... The proposed design shall be satisfactory as regards to such safety features... The location of piers, docks, ramps, and other facilities and dredged areas shall be such as to minimize damage to wetlands.

Sec. 86-1998 standards

Mini-warehouse facility: buildings fire resistant; parking based on office area and storage units; aisles min 30 ft if units both sides, 25 ft if one side; storage buildings limited to 3 stories, max 45 ft height; perimeter screening with 6-ft fence or plantings.

Ministorage warehouse buildings shall have the outer walls... made of material approved to be fire resistant... Parking requirements... The storage buildings shall be limited to three stories, with a maximum of 45 feet in height. The property shall be screened around the perimeter... All on-site lighting shall be located and shielded to keep glare off of adjoining properties.
