General provisions

Article 6, Section 4.2.52 standards

No more than thirty (30) percent of the required minimum area of any lot shall be located in a floodplain area and no part of the area of any lot shall be covered by any body of water except that no more than thirty (30) percent of the required minimum area of any lot may be covered by the waters of a lake, pond, or canal planned and approved as a part of and wholly within the subdivision.

Article 6, Section 4.3.32 standards

the Administrator may modify minimum yard requirements by up to fifty (50) percent where the average slope of the buildable area exceeds one and one-half (1.5) feet vertical for each ten (10) feet horizontal

Article 6, Section 4.4.62 standards

the minimum front yard for a new building shall be the average of the existing front yards on either side thereof in the same block with a variation of five (5) feet permitted; provided however, that no front yard in a residential district shall be less than twenty (20) feet or need be more than seventy-five (75) feet

Article 6, Section 4.5.31 standards

The minimum depth of side yards for schools, libraries, churches, community houses, and other public and semipublic buildings in residential districts shall be twenty-five (25) feet

Article 6, Section 4.72 standards

No sign, telephone booth, bus shelter, fence, wall, hedge, planting, or other obstruction to vision, extending to a height in excess of three (3) feet above the established street grade, shall be erected, planted, or maintained within the area of a corner lot that is included between the lines of the intersecting streets and a straight line connecting them at [a] point twenty (20) feet distant from the intersection of the street lines.

Article 6, Section 4.8.32 standards

Accessory buildings which are not a part of the main building, although they may be connected by an open breezeway, may be constructed in a rear yard, provided such accessory building does not occupy more than thirty (30) percent of the area of the required rear yard and provided it is not located closer than five (5) feet to any lot line.

Article 6, Section 4.96 standards

The following regulations shall apply to townhouses in any district where townhouses are permitted.

Article 6, Section 4.9.3(h)2 standards

Required off-street parking space of two (2) spaces per dwelling unit may be provided on the lot in the rear yard or within one hundred fifty (150) feet of the lot.

Article 6, Section 56 standards

The purpose of the special use permit procedure is to provide for certain uses which cannot be well adjusted to their environment in particular locations with full protection offered to surrounding properties by rigid application of the district regulations.

Article 6, Section 5.21 standards

Outpatient treatment facilities for alcoholism and drug addiction may be permitted by a special use permit subject to the following conditions:

That the facility shall not be located closer than two thousand (2,000) feet (measured from property line) from any house of worship, day care center, public or private elementary or secondary education school, public park, public library, or residentially zoned property

Article 6, Section 76 standards

The intent of this section is to permit and regulate the operation of a bed and breakfast establishment in appropriate locations throughout the town in an effort to stimulate tourism.

Article 6, Section 7.C1 standards

A maximum of eight (8) rooms may be provided for guests.

Article 6, Section 7.F1 standards

One (1) space per room is required plus once space per employee on duty.

Article 6, Section 7.G.21 standards

Sign shall be no larger than two (2) square feet and not lighted.

Article 6, Section 9.3(a)(1)1 standards

No more than twenty (20) percent of the gross floor area of the dwelling unit may be used in connection with a home occupation or for storage purposes in connection with a home occupation.

Article 6, Section 9.3(a)(5)1 standards

A home occupation shall not be open to the public at times earlier than 8:00 a.m. nor later than 10:00 p.m.

Article 6, Section 9.3(a)(6)1 standards

No more than four (4) people may avail themselves of the services provided by the home occupation use at a given dwelling unit at any given moment in time.

Article 6, Sections 4.3-4.89 standards

There shall be a front yard on each street side of a corner lot in any district; provided, however, that the buildable width of a lot of record at the time of passage of this Ordinance shall not be reduced to less than thirty (30) feet.
