a nonconforming use of a building may be changed to another nonconforming use of the same or of a more restricted classification... shall not thereafter be changed to a less restricted use
The nonconforming use of a building may be hereafter extended throughout those parts of a building which are lawfully and manifestly arranged or designed for such use at the time of the enactment
A building nonconforming only as to height, lot area, or yard requirements may be altered or extended, provided such alteration or extension does not increase the degree of nonconformity
No building or portion thereof used in whole or in part for a nonconforming use in a residential district which remains idle or unused for a continuous period of six (6) months... shall again be used except in conformity
No building which has been damaged by any cause whatsoever to the extent of more than fifty (50) percent of the fair market value... shall be restored except in conformity... If damaged by less than fifty percent, may be repaired... substantially completed within twelve (12) months... If single-family detached or attached dwelling, restoration permitted if begun within twelve months and completed within twenty-four months
When evidence... inconclusive, whether a nonconforming use exists shall be a question of fact and shall be decided by the Board of Zoning Appeals after public notice and hearing
If the owner of a lot in any district does not own a parcel or tract of land immediately adjacent... and if such lot was lawfully of record prior to the application of zoning regulations... the provisions of such lot area and dimensions regulations and restrictions shall not prevent the owner from erecting a single-family dwelling
In a residential district where any sign does not comply... may be maintained but shall not be replaced, reconstructed, moved, structurally altered, repainted or re-lighted... No permits for additional signs shall be issued for any premises on which there are any nonconforming signs
Nonconforming uses may be continued but not enlarged; discontinuance for 6 months in residential district; destruction >50% terminates; nonconforming lots may build single-family; nonconforming signs limited.
Except as otherwise provided in this Ordinance, when any building or structure is hereafter erected or structurally altered, or any building or structure hereafter erected is converted, accessory off-street parking spaces shall be provided as follows:
an off-street parking space is an all-weather surfaced area not in a street or alley and having an area of not less than two hundred (200) square feet

Public and semi-public service buildings, hospitals, institutions, or schools, when permitted in a district, may be erected to a height not exceeding seventy-five (75) feet when the required side and rear yards are each increased by at least one (1) foot for each foot of additional building height above the height regulations for the district in which the building is located.
