General provisions
1,135 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.
On-site dwellings and sleeping quarters accessory to commercial and industrial uses shall be permitted in the districts where authorized.
Not more than one dwelling unit or sleeping quarters shall be permitted per establishment. No manufactured home shall be permitted as a dwelling unit for a period in excess of six months.
The on-site dwelling or sleeping quarters shall be occupied by the owner, manager, or employee of the commercial or industrial use. The on-site dwelling or sleeping quarters shall be located within the principal building or in an accessory building on the same lot.
Dwellings and sleeping quarters may be occupied only by owners or employees of the establishments, including on-site security officers, scientists and lab technicians. Any dwelling may be detached from the establishment to which it pertains or within the same structure as the establishment, subject to Albemarle County building official and fire official approvals. Any sleeping quarters shall be located within the primary structure and shall be subordinate to the primary use. Not more than one dwelling unit or sleeping quarters shall be permitted per establishment. No manufactured home shall be permitted as a dwelling unit for a period in excess of six months.

Subordinate retail sales shall be permitted in the districts where authorized, and shall comply with the following requirements.

The subordinate retail sales shall be accessory to a principal use on the same lot. The subordinate retail sales shall not exceed 25 percent of the gross floor area of the principal use, or 2,500 square feet, whichever is less.
