A nonconforming structure shall not be enlarged or extended except... for detached single family dwelling... minimum of 25 feet from the right-of-way; minimum of six feet from a side or rear property line
A nonconforming structure may be continued, subject to the requirements of this section. A nonconforming structure may be maintained and repaired, provided that the maintenance and repair does not increase the nonconformity. A nonconforming structure shall not be expanded, enlarged, or extended, except as otherwise provided in this ordinance. If a nonconforming structure is damaged or destroyed to an extent exceeding 50 percent of its replacement value, the nonconforming structure shall not be reconstructed, except as otherwise provided in this ordinance. If a nonconforming structure is damaged or destroyed to an extent not exceeding 50 percent of its replacement value, the nonconforming structure may be reconstructed, provided that the reconstruction is commenced within 12 months and completed within 24 months after the date of the damage or destruction.

Two or more nonconforming lots under the same ownership may be combined to create a conforming lot. A nonconforming lot may be expanded to create a conforming lot, provided that the expansion complies with all applicable requirements of this ordinance.
