General provisions

165 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.

Parking Assessment District Exemption1 standards

Any use located within a parking assessment district formed under the provisions of this Code need not provide the required parking as specified in this part.

Sec. 93.02(6)

All property in the city not otherwise classified, and all property hereafter annexed and not zoned upon annexation, is classified as OS zone.

Sec. 93.03

This zone is intended to allow for sufficient diversity of land use types in the area along the Colorado River catering to the resort atmosphere.

Sec. 93.06

This zone is intended for public facilities such as schools, parks, civic centers, etc.

Sec. 93.07

This zone category is for land in the city not designated for residential commercial, industrial, parks and recreation or institutional uses. Development may be allowed in open space areas under the PUD process.

Sec. 96.08(E) Standards for Accessory Dwelling Units14 standards

A detached Accessory Dwelling Unit must have a minimum set back of five feet from side and rear property lines.

Sec. 96.08(E) Zones2 standards

On lots zoned for R-2, R-3, CRR, and C-2, a maximum of two ADUs are permitted.

Sec. 96.08(G) Standards for Junior Accessory Dwelling Units4 standards

The junior accessory dwelling unit would be created within the existing walls of a single-family dwelling.

Section 104.17.619 standards

Outdoor Advertising Displays are permitted only in the following zones: C-1, C-2, C-3, CRR, M-1, M-2. Maximum height 35 feet, spacing 500 feet, face size 700 sq ft.

Section 104.17.6 J4 standards

Signs of a commercial nature are not permitted in a residential zone except for one on-site sign allowed in a residential zone not over 6 square feet in size and not higher than 4 feet, or a sign used to identify an institutional use permitted within the zone, after a site plan review.

Section 104.17.6 K4 standards

One monument sign and one wall sign will be permitted per parcel for any approved industrial use in an industrial land use district; except in an industrial complex which allows one (1) wall sign per business and one freestanding or monument sign for all of the tenants to share.

All facilities shall have subdued colors and non-reflective materials that blend with the materials and colors of the surrounding area and structures.

Section 9, Locations for Business Directory Signs2 standards

Additional locations may be approved by the Planning Director if the Director finds that the new proposed location is at a major or minor intersection where such sign is needed to assist with business identification and directions and has enough demand for location thereon to allow the sign to be placed with at least four spaces being utilized.

There is no limit on the size of an accessory dwelling unit that is attached to or detached from a primary unit, except that attached and detached accessory dwelling units shall not be larger than the primary unit...

Section 96.08(G) - Standards for Junior Accessory Dwelling Units6 standards

The junior accessory dwelling unit shall not exceed five hundred (500) square feet in floor area, shall not be smaller than allowed by applicable building regulations, and shall be entirely contained within an existing single-family structure.

Section 96.08(H) - Standards for Accessory Dwelling Units12 standards

The total area of floorspace for the Detached Accessory Dwelling Unit shall not exceed 1,200 square feet. A detached Accessory Dwelling Unit shall not exceed 15 feet in height. A detached Accessory Dwelling Unit must have a minimum set back of five feet from side and rear property lines.

Section 96.08(H) - Standards for Accessory Dwelling Units2 standards

On lots zoned for multi-family residential use, a maximum of two ADUs are permitted.

Section 96.08(H) - Standards for Manufactured Homes and Tiny Homes4 standards

Shall have at least 100 square feet of enclosed space. Shall be secured to a permanent foundation. Shall be directly connected to an approved water source, an onsite wastewater treatment system or sanitary sewer system, and electric utilities.

Section 96.08(h)4 standards

The total area of floorspace for the Detached Accessory Dwelling Unit shall not exceed 1,200 square feet.
