No building in the S zone which is within 100 feet of any RR, SRR or R zone shall exceed a height of 2 stories or 35 feet, whichever is less. Maximum floor area ratio (FAR): 1.0.

17.24.2001 standards

Unless otherwise specified zone boundaries shall utilize section lines, lot or property lines, right-of-way lines, centerlines of streets, city limit lines, or extensions of such lines. Centerlines of streets shall be the preferred boundary when properties on opposing sides of a street are not within the same zone. Where a lot is located in more than one zone, the director shall determine which zone shall apply to the entire lot.
