USABLE OPEN SPACE: An unenclosed portion of the area of a lot which is not devoted to driveways, parking spaces or principal structures, including common buildings such as shelters, pavilions or recreational structures centrally located, accessible to occupants of the building or buildings, but excluding marshes, swamps, streams and slopes in excess of 15% or other unusable land.
