  • Buffer width from railroad

    100 ft between railroad right-of-way and adjoining property if zoned, used or planned for residential or agricultural uses.

  • Buffer width between residential and commercial/industrial

    35 ft between residential use and commercial/industrial building up to 20 ft tall (can reduce to 25 ft or 10% of site if >10% of site); 40 ft if building >20 ft tall (can reduce to 30 ft or 10% of site).

  • Landscape plan required

    A landscape plan, prepared by a certified landscape architect, which includes buffer areas, basic landscaping, and screening shall be provided for all development plans, where required by the zoning ordinance.

  • General landscaping requirements

    In R-1, R-2, B-1, B-2, I-1: All areas not occupied by buildings, structures, driveways, walkways, off-street parking facilities, or other installations shall be covered by lawn grass and landscaped with natural shrubbery or plants/trees. Inorganic ground cover max 5% of lot.

  • Outdoor storage screening

    For B-1, B-2, I-1, PUD business/industrial: all outdoor storage screened with 6-ft fence; adjacent to residential, screening required; PF adjacent to residential also screening.

  • Parking lot landscaping

    For parking lots with 20+ spaces: 8 sq ft landscaped open space per space, no space more than 125 ft from it; peripheral strip 10 ft wide with tree every 50 ft; trees provide shade.

Buffer areas between adjoining incompatible land uses are required in all zoning districts to reduce or eliminate the incompatibility and to promote woodland conservation areas.
